What this number is, and isn't

It IS the honest starting point: base plus your lot's known extras, in writing.

It is NOT a contract price. That comes after the soil test and survey, with any difference shown line by line.

It is NEVER a 'from $X' teaser to get you in the door.

Council & permits, item by item

Building permit, issued by a private building surveyor. Quoted at cost when you book the site visit, invoice attached.

Planning: what paperwork your lot needs is checked by a person at the site visit, answered in writing.

Asset protection: the council's charge to protect the nature strip and footpath during the build. At your own council's set rate.

Connection fees for power, water and sewer, at the providers' own rates, invoiced.

Nothing here is marked up. You pay what the invoice says, and you see the number before you sign.

This is arithmetic, not an offer. Whether your equity can carry your build depends on income, the valuation and the lender. The lender decides; the broker helps you prepare.

Equity opens the door. Income still has to carry the repayments. A lender tests both. That's why the broker conversation happens early, before you fall in love with a plan.

Rent isn't net money: vacancies, management fees and tax all exist. That's a broker-and-accountant conversation. And the band below does NOT count rent. Lenders assess it their own way.

What about the rent?

Rent can help carry the loan, but the number is YOURS to enter, never this page's promise. All we offer is a reference from the Victorian Government's rental report, with its quarter and conditions stated. The real number still comes from a real lease on a real home. Sliders that promise rent are how people get sold backyard boxes they regret.
